Description of Work
This 1920’s
historical condominium in the downtown area has a wonderful view. However, the
tired old jalousie windows chopped up the views and were very energy
inefficient. Since this corner penthouse unit is located on the Seventh
(7) floor of the building the trick in removing and replacing the windows
required a specialty installation method. Due to the location of the
condominium, condominium building restrictions and the wind load codes we had to
consider alternative installation methods. Installation from the exterior
presented horrendous scaffolding and safety problems. The inside solution
required a system that would be sealed and impervious to air and water. Our
choice was to use a Pella “T Frame sub system” to meet both requirements
allowing the change out to work from the interior. This metal frame system was
applied to the opening sides after the old window was removed and the new window
is sealed fixed to the frame last, very similar to a northern skyscraper
system.
As
part of this remodel of the view, three new windows on the western porch had
arches applied to the windows in the field, manufactured on site, as the
supplied arch muttons were only part of what was needed. In the eastern porch,
the original arched double hung windows were removed, dipped, stripped, glazed
and installed to maintain the original appearance. This wall was also partially
rebuilt due to water rot. Trim out of all the windows was a combination of wood
casing and aprons and marble sills.
As one can see the former average view became magnificent
with the new windows and this 1920’s historical condominium is now more energy
efficient.
